Design Process

Phase 1 - Discovery

Discovery covers both feasibility studies and pre-design services. Both phases include project research and analysis that establishes the basis for design services. A feasibility study can occur on its own as a stand-alone service separate from
pre-design.

Phase 2 - Design

Design services integrate discovery content and has two steps; Step 1 is Ideation and Step 2 is Iteration. Ideation explores a variety of organizational strategies to achieve the project vision. Iteration focuses and variants of one option which becomes the basis for the schematic design phase.

Phase 3 - Realization

Realization is the comprehensive scope covering: Schematic Design, Design Documents, Permitting, Construction Documents, Specifications, Construction Administration.
